This index brings together 30 practical guides in five groups, helping you find the question that matters to your decision now. Start with valuing a property, checking a particular apartment or organising a property you already own. Each guide explains what to gather, compare and calculate, so that buying, letting or selling rests on a clear set of documents and findings.
How to Use This Index
First define your purpose: a home for yourself, rental income, land, business premises or resale. Then choose the group that best matches your current stage. Read the explanation before the worked example: the example demonstrates a method, and its figures must be replaced with your property’s price and your own service and finance quotations.Create a file for each shortlisted property. Record what the documents establish and what remains unanswered. If an advertisement differs from the register or a report, note the discrepancy and ask for an explanation before committing. Address anything that could prevent the transaction first, then work on price and returns. This avoids spending time assessing an investment before establishing whether you can buy the property or use it as intended.

A Practical Route Through One Purchase
Start with a written objective and budget, then compare neighbourhoods and similar properties. Shortlist a property and request the title records, building documents, valuation and appropriate technical inspections. Bring the findings together on a decision sheet: what is settled, what needs a document, and what needs a condition or corrective action. Agreement on price does not settle the other questions.Once the file is clear, compare payment and financing methods and arrange the contract and any power of attorney. Link every payment to a stated purpose, recipient and supporting document. Then prepare a handover record, a plan for occupation or operation, and an expense reserve. If you intend to let the property, calculate three collection-and-cost scenarios and assess your cash position under the weakest one.
Plan your exit early as well: when could you sell, what obligations would need to be settled, and which documents would the next buyer request? Asking these questions before buying reveals costs that may be overlooked when attention is focused on instalments or the view.
When Do You Need a Specialist?
Consult a lawyer where there are restrictions, ownership shares, a power of attorney, a termination clause or a disputed right. Engage an appropriate engineer where the building’s condition, alterations, ground conditions or renovation work affect your decision. Tax records, tax residence and the classification of an activity require a qualified accountant or adviser; financing and transfers should be checked with the bank and the authority responsible for the transaction.Give the specialist a clear question, the required document and a deadline. Ask for written findings identifying what was checked and what was excluded. Use this index to prepare your questions, then decide on the basis of findings specific to your property and circumstances. If a material issue remains unanswered, put it back on the follow-up list and identify who will resolve it before the next financial step.
