Property in Bursa, Kocaeli and Sakarya in 2026: Homes Near Work and Universities

In Bursa, Kocaeli and Sakarya, assessing a residential investment starts with the apartment's connection to work or study, followed by the combined housing and transport costs a tenant can afford.
The presence of a university or industrial estate can be documented. It does not, by itself, establish how many people will want to rent your property or what they will pay. This 2026 guide compares housing options around universities and workplaces, and explains how to assess competition, vacancy and tenant turnover. It provides no unverified local prices per square metre or demand estimates. Every numerical example is hypothetical and is not presented as a market price in any of the three cities.

🎯 1️⃣ Start with a specific daily journey

Identify the prospective tenant's destination precisely: a faculty on a particular campus, a particular factory entrance, a hospital or an office. 'Near the university' means little if the faculty is on another campus; 'near the industrial estate' does not guarantee easy access to the workplace within it. Ask about starting and finishing times, too: a route that works at midday may not serve an early or late shift.
Establish whether the tenant lives alone or with a family, and whether they need parking, a lift or two separate bedrooms. A student may accept a smaller home but need a desk and reliable internet; a family may prioritise a practical layout and storage. Do not automatically furnish every apartment: the expense should match a tenant group willing to pay for it. Ability to pay, documentation and intended use matter more than broad assumptions about a tenant's background.

🎓 2️⃣ Bursa: assess Görükle separately from other locations and uses

Bursa Uludağ University's website identifies its Görükle campus in Nilüfer. Transport operator BURULAŞ provides information on the Bursaray network, including the University–Kestel and Emek–Arabayatağı lines. These are useful starting points for checking access, but an address in Görükle does not mean a student can walk to their faculty, nor is every apartment in Nilüfer suitable for every worker in Bursa.
For employment locations, the Bursa Chamber of Commerce and Industry lists established industrial estates, including Bursa, Nilüfer and Demirtaş. Choose a specific destination and compare the journey to it, rather than treating all employment as a single pool. An apartment on a useful transport corridor or employee shuttle route may be more practical than one closer in a straight line. Check walking routes to stations, the university and shops, the building's condition and heating, then record comparable properties with similar layouts and charges. A location's suitability needs a service map and a real journey, rather than a claim that the area is 'promising'.

🏭 3️⃣ Kocaeli: distinguish İzmit from Gebze

Kocaeli University's website identifies its main campus at Umuttepe, while Gebze Organized Industrial Zone documents its location and business activity. These are different destinations within the province: an apartment that works for one does not automatically work for the other. Record the workplace or campus, the relevant entrance and available transport, then check evening and weekday services.
UlaşımPark provides tram and bus information and a journey planner. Use the route serving the property's actual address; proximity to an İzmit tram stop does not mean a direct connection to every factory or campus. Industrial land occupancy figures are not apartment occupancy rates: they measure different things. If an employee relies on an employer's shuttle, check the pickup point, their eligibility to use it and the service's continuity, and cost a public transport alternative if they change jobs. These details help assess a property's appeal without claiming an unmeasured level of demand.

🏫 4️⃣ Sakarya: study and work require separate research

Sakarya University's official address places its Esentepe campus in Serdivan. The Chamber of Commerce and Industry provides information on industrial estates across the province, including locations in Hanlı, Hendek and Söğütlü. Compare a home aimed at a student on a particular campus route with one aimed at an employee commuting to a specific workplace. The name 'Sakarya' does not establish equal demand everywhere.
The municipality provides SAKUS and transport information services. Test the journey currently available to the campus or workplace; do not price a property as though a future rail project were already operating. For a home near a university, check the relevant department's location, the academic calendar and university accommodation alternatives. For working tenants, ask about shifts, transport services and schools for the family. Province-wide student or industrial figures do not establish the budget for an individual apartment: you need local contracts, comparable properties and a clear estimate of travel costs.

🚌 5️⃣ Transport costs affect a home's appeal

Measure the journey from the property's front door to the destination, rather than between two stations alone. Include walking, waiting and transfers, and check pavements, lighting and the practicalities of carrying shopping or using a pushchair. A weekday morning and evening trial is more useful than a weekend visit by car. Record the tenant's expected monthly travel cost, because it affects their total housing budget.
If the property is remote and requires a car, allow for parking, fuel and an alternative route, without assuming everyone owns one. An employer's shuttle is not a permanent market condition: tenants may change employers or shifts. A planned transport extension might improve an area in future, but it does not pay today's rent. Use existing services in the base case, record future projects separately, and revisit the decision once they actually start operating.

🏠 6️⃣ Choose the layout and level of furnishing

For students or single working tenants, check separation between sleeping and living areas, space for a desk, ventilation, internet and heating. For families, assess separate bedrooms, kitchen space, storage, a lift and suitable surroundings. A large gross floor area does not necessarily mean useful space: compare the net area, layout and photographs taken inside the property.
Property typeFeature to verifyAn easily overlooked cost
Small furnished apartmentDurable furniture and space for living and studyReplacing appliances and furnishings
Unfurnished home for one person or a coupleHeating, transport and everyday servicesRepairs between tenancies
Family homeLift, bedrooms and nearby servicesComplex charges and major maintenance
Compare contracts for properties like yours, rather than comparing a luxury furnished listing with an ordinary unfurnished apartment. Establish who owns the appliances and what the inventory covers. A tenant's departure without a clear handover record makes damage and outstanding obligations harder to resolve.

🔎 7️⃣ Assess competition and new supply

Collect listings serving the same destination over a defined period, then remove duplicate advertisements placed by different agents for the same property. Record the observation date, asking rent, charges, condition, floor and furnishings. When a listing disappears, call to establish whether it was let or withdrawn: disappearance alone proves neither. Where the parties permit it, request verified contract examples with personal details removed.
Ask about new units ready for handover in the complex or street, rather than every building shown in a future plan. Similar properties entering the market may give tenants more choice, but do not establish a vacancy rate without supporting data. Track rent reductions, furnishing incentives, commissions and whether high service charges cause applicants to withdraw. If evidence is limited, model longer vacancy and a lower net return. This turns uncertainty into a measurable allowance.

🧮 8️⃣ Three hypothetical properties, without market prices

Consider three property types unrelated to any particular city. Total cost includes the purchase, acquisition expenses and initial fit-out. All figures are hypothetical and expressed in Turkish lira. Annual expenses include the owner's costs and a maintenance reserve, but exclude their income tax and financing.
ItemSmall furnished apartmentUnfurnishedFamily home
Total cost3,200,0003,500,0003,000,000
Assumed monthly rent22,00025,00020,000
Months of rent collected101110
Rent collected220,000275,000200,000
Owner's expenses50,00055,00045,000
Net income before tax and financing170,000220,000155,000
Net income ÷ total cost5.31%6.29%5.17%
The highest rent does not necessarily make the best investment, and furnishing does not necessarily produce the highest net income. If a property is unavailable for a second month because of repairs, include both the lost rent and the work itself. Use the figures to compare verified offers of your own; do not treat these educational percentages as a promise about a local market.

📉 9️⃣ Vacancy and tenant turnover

A student may leave at the end of an academic year, or an employee when changing jobs. Do not assume everyone leaves at the same time or that every property is automatically vacant for two months: read the contract and check local patterns. Allow time to inspect, repair, clean and hand over the keys, even if a listing does not count those tasks as vacancy.
Hypothetical eventEffect on the unfurnished propertyWhat it tests
One fewer month of rent collectedNet income falls from 220,000 to 195,000Ability to withstand a longer wait
An additional repair costing 40,000Net income falls to 180,000A separate reserve
Both events togetherNet income falls to 155,000The minimum acceptable investment outcome
Do not count the security deposit as permanent income: it is a liability to be settled according to the contract and the property's condition. Keep a collection record, because rent due under a contract is different from money received in the owner's account.

🔧 1️⃣0️⃣ Building condition and your exit strategy

Request building, occupancy and title documents, together with an appropriate independent inspection. Heating, insulation, lifts and leaks affect a home's appeal and operating costs; neither the building's age nor a freshly painted façade is enough to judge it. Ask management about planned works, debts and special assessments, then include the owner's possible share in your scenario. A missing essential document remains a problem even when the projected return looks attractive.
For resale, consider who might buy after you: an owner-occupier or an investor, and whether the layout, charges and documentation make the property competitive. A home serving a single employer may be affected by changes in that business or its transport arrangements. A wider range of potential uses is worth investigating, without treating it as a guarantee. Include the costs of waiting for a sale and a possible discount; do not base repayment of a near-term debt on a quick sale at the asking price.

✅ 1️⃣1️⃣ A practical viewing checklist

  • Record the campus, faculty or workplace entrance the property is intended to serve.
  • Test the journey at starting and finishing times, and the alternative if shifts change.
  • Check the net floor area, layout, floor and documents against the listing.
  • Review heating, insulation, lifts, service charges and the maintenance budget.
  • Remove duplicate listings and distinguish asking rents from verified contracts.
  • Ask about competing units ready for handover in the street or complex.
  • Allow for tenant turnover, repairs, collection and reserves; do not count the deposit as income.
  • Include a downside scenario and an exit plan that does not require an optimistic sale price.
Common mistakes include adding together industrial and student figures to estimate demand for one apartment, overlooking separate university campuses and assuming a single transport service covers an entire province. Nor should the investment be reduced to a high monthly rent: acquisition, maintenance, vacancy and exit costs explain the net cash outcome.

❓ 1️⃣2️⃣ Frequently asked questions

Which of the three cities is best?
No ranking suits every investor. Compare properties with a clear intended use, evidence of lettings and verified costs, then choose one that fits your budget and investment horizon.
Does a university guarantee rental income?
No. There are competing accommodation options and differences between faculties and tenants. A campus provides a starting point for research; occupancy of your particular home needs its own assessment.
Is buying near a factory more stable?
It may suit a group of workers, but transport, shifts, ability to pay and the range of potential employers all matter. The factory's name alone does not establish stability.
Should I buy a furnished apartment to increase income?
Compare the verified increase in rent collected with furnishing, replacement and handover management costs. If the increase does not cover those costs and risks, a higher advertised rent offers no financial advantage.
