You can purchase through a representative, but distance makes identity, document and transfer errors harder to detect. An attractive video tour or a title-deed photograph is not enough. You need to identify the exact unit being transferred, the party receiving the price and the document confirming each completed step. This guide is for buyers living outside Türkiye. Its financial example is hypothetical and does not represent market prices or service tariffs.

Define the purpose, budget and decision limits
Write down whether you want a home for personal use, a tenanted property or a unit needing preparation. Specify the city, property type and acceptable net floor area, with separate ceilings for the price and total cost. Budgeting only for the purchase price can leave a transaction stalled at registration fees or repairs, so keep funds aside for services, transfers and contingencies.Set conditions for moving to the next stage: no reservation deposit before verifying the owner, no broad power of attorney before selecting the unit, and no final transfer before reviewing registration and payment arrangements. Identify who will receive your written approvals and tie each approval to the property number, amount and beneficiary. A change to any of these requires a fresh review, even if the project name is unchanged. This is an organisational approach, not a ready-made power-of-attorney form. Also decide how long you can tie up funds without affecting other commitments; document or registration delays must be affordable.
Separate the sale from independent checks
An agent can help source properties and negotiate, but an interest in completing the sale differs from the role of someone checking restrictions and risks. Choose an independent legal adviser you can contact directly, and request a scope of services defining tasks, deliverables and fees. Do not channel every document exclusively through the salesperson: you need to compare information and question report authors.A technical inspection requires someone to visit and record what they observe. A registry review examines ownership and current restrictions. Ask each provider about links to the seller and any commission received from them. Agree who acts for you, who keeps the original file and how you receive the findings if you do not buy. Paying for a substantive inspection can be worthwhile even if it reveals a reason to reject the property. Everyone need not agree that you should buy; a difference between the inspector’s findings and the sales presentation needs explanation before payment.
| Party | Role | Deliverable |
|---|---|---|
| Estate agent | Property options and negotiation | Offer and unit details |
| Legal adviser | Title, agreement and power of attorney | Findings and issues that must be resolved before proceeding |
| Technical inspector | Condition and required work | Report, photos and repair estimate |
| Bank | Transfers and foreign-exchange documents | Official receipts |
Match the unit, registry and physical property
Collect the province, district, neighbourhood, parcel, separate unit, floor and land-share details, then reconcile them across the registry, agreement and site inspection. Some projects contain very similar apartments; filming a show home does not establish that it is the one you will buy. Request footage of the entrance number, floor, unit and wider building, and have the inspector state the area measured and measurement method.Obtain an up-to-date review of the owner, ownership shares, mortgages, attachments, usufruct and any material restriction, alongside appropriate construction and use documents. An old deed copy may not reveal today’s position. For an occupied property, request the tenancy agreement, payment record, deposit details and handover plan. A sale does not imply immediate eviction. The decision must combine eligibility to own, physical condition and actual availability for use. List every point the adviser has not verified and ask whether it prevents purchase or needs a contractual condition. “The file is fine” is insufficient if the most important issue was excluded.
Make the video tour useful for verification
Prepare a live-tour checklist covering windows, daylight direction, damp, water pressure, heating, meters, the lift, common areas and noise with the window open. Request a live connection that allows changes of camera angle and cupboards to be opened. Arrange a second visit at a different time if noise or the view is central to the decision.Video is not an engineering report. Lighting may conceal damp, and a street can seem quiet at a time unrepresentative of working days. Request clear defect photographs and a report distinguishing confirmed observations from matters needing further investigation. Record an appliance that could not be tested rather than assuming it works. Budget for repairs or require them before handover. Keep original photographs and the visit date for comparison at completion, and seek further inspection of unexplained smells or cracks. The right usable space in a suitable building matters more than temporary furnishings.
Tailor the power of attorney to the purchase
Give the notary and adviser a list of required tasks instead of requesting blanket authority. You may need applications submitted, the purchase signed, registration documents collected and specified utility procedures handled. Authority to buy does not automatically require powers to sell later, mortgage, donate, borrow or delegate without limits.Discuss identifying the property, a maximum price, the duration of authority and reporting arrangements, using wording accepted by the competent authority. Do not rely on machine translation; obtain an explanation in Arabic matching the Turkish text before signing. A power of attorney authorises specified acts; it does not guarantee a sound purchase. Check how the representative and authorities must be notified if authority is revoked, and what happens to transactions already started. Do not add powers simply because they appear in a standard form. Ask why each is needed and what alternative exists if it is withheld. Revocation and its effects require advice on the facts.
| Power | Question | Suggested limit for review |
|---|---|---|
| Purchase | Are the property and amount specified? | Unit and price ceiling |
| Payments | Who approves and who receives? | Identified accounts and documented approval |
| Delegation | Does the transaction require it? | Limits or exclusion |
| Later disposal | Is it part of the purchase objective? | Review before including it |
Check a foreign document before having it issued
The land registry authority explains that powers of attorney issued abroad must meet conditions before use in property transactions, and has published dedicated guidance. Send the draft and proposed authentication process to your adviser and the registry office before paying issuance and shipping costs. Authentication depends on the issuing country, applicable agreements and issuing authority.Check whether an apostille or consular legalisation is needed, and the requirements for Turkish translation, photographs and originals. A general stamp does not make every power of attorney acceptable. Match names, passport numbers and dates of birth across documents, resolving spelling differences early. Allow time for delivery and corrections: paying before an acceptable power of attorney is ready can leave funds transferred while the purchase is stalled. Obtain confirmation for the version that will actually be issued, as a changed word or page may affect acceptance. Do not send your only original without a complete copy, tracking number and agreed return arrangements.

Arrange the transfer and currency conversion with the bank
Explain the transfer’s purpose to the bank in advance, and ask about source-of-funds documents, the agreement, timing and intermediary fees. Keep the sender, beneficiary, amount, currency, date and reference. Money leaving your account does not mean the expected net amount has arrived; fees and conversion timing can affect it. Obtain a clear calculation of what the seller needs in the agreed currency. For a foreign buyer, land registry procedures require the bank-issued foreign exchange purchase certificate where applicable. It is separate from evidence that the purchase price was paid. Coordinate issuance with the bank and registry for your transaction, distinguishing an ordinary purchase from a citizenship application. If someone asks to change the beneficiary to an employee’s or another company’s account, stop the transfer until your independent adviser reconciles the request with the agreement and registry. Confirm the account through a previously known contact channel; a new message alone does not establish a legitimate beneficiary change.
Link payment to completed registration
Discuss an arrangement that reduces the gap between paying and acquiring title. TapuTakas holds the price with Takasbank and releases it to the seller after registration is confirmed. Transactions use Turkish lira and accounts at banks in Türkiye; a foreign participant needs an appropriate account and accepted identification. Both parties must agree and have their accounts ready. Check the status through the official system, and review cancellation rules, fees and suitability if the purchase includes borrowing. The loan-funded portion cannot pass through TapuTakas, although the cash portion can. If using another arrangement, request a plan identifying each payment and what happens if registration fails. Do not let a small deposit become a reason to transfer the full price to the representative, and do not share banking login details. Coordinate bank working days and processing times: an end-of-day transfer confirmation may not arrive before the registration appointment. Each party should know when the funds’ availability can be verified.
TapuTakas: preparation, verification, cancellation and refunds
| Transaction status | Published TapuTakas rule | What to verify |
|---|---|---|
| Before the amounts match | The record may be cancelled even after price funds are sent. A buyer cancelling before matching receives an automatic EFT refund of the purchase price. | Matching status and the buyer’s registered account. |
| After matching and receipt above the fee amount | Direct cancellation of the TapuTakas record is unavailable; failed registration follows the refund rules below. | An unavailable cancellation option means neither loss of the price nor an immediate refund. |
| Title-deed fee unpaid | If buyer funds arrived before matching, count three business days from matching; if they arrived afterwards, count from the first price receipt after matching. If the fee remains unpaid, refund begins the next business day. | The actual starting event, rather than merely the transfer-instruction date. |
| Title-deed fee paid, registry transaction then cancelled | The blocked purchase price is returned by EFT to the registered buyer account. | Cancellation at the registry and the refund status. |
| Fee paid but registration neither completed nor cancelled within 29 calendar days | The rules specify return of the purchase price on the 30th calendar day after title-deed fee payment. | The fee-payment date and the difference between calendar and business days. |
Hypothetical budget example
Assume a TRY 4,000,000 price including a TRY 100,000 reservation deposit, plus TRY 230,000 allocated to services, repairs and a reserve. The service items below are hypothetical budget allowances, not official fees or compulsory percentages. Replace them with written quotations and actual transaction amounts.| Item | TRY | Treatment |
|---|---|---|
| Price | 4,000,000 | Includes the deposit |
| Services, procedures, translation and transfers | 150,000 | Estimate pending quotations |
| Repairs and furnishing | 50,000 | Following inspection |
| Reserve | 30,000 | Kept available |
| Total | 4,230,000 | Capital required |
Complete the purchase with a handover file
After registration, obtain confirmation of ownership and unit details, payment reconciliation and a report covering keys, meters and inventory. Keep the agreement, power of attorney, translation, receipts, inspection report and appropriate insurance together. Check that payments match your approvals and that no undocumented additional amounts remain outstanding.| Stage | Evidence of completion | Insufficient on its own |
|---|---|---|
| Checks | Current review and reports | Sales photographs |
| Payment | Receipt and verified beneficiary | Agent’s message |
| Registration | Confirmed document in the buyer’s name | A promise to complete it later |
| Handover | Report, keys and meter readings | A statement that it was received |

- I checked acceptance of the foreign document and translation.
- I verified the beneficiary through an independent channel before transferring.
- I distinguished the currency-conversion document from proof of payment.
- I agreed the registration timetable and arrangements if it fails.
- I deducted the deposit and checked the total budget.

Frequently asked questions
Is appointing a relative enough?Trust helps, but does not supply registry and documentation expertise. A representative can handle defined tasks while the purchase receives independent review.
Does TapuTakas guarantee the building?
It coordinates payment and registration. The unit’s quality and title restrictions require separate checks.
Is every foreign power of attorney accepted?
Acceptance depends on issuance, authentication, translation and content. Check before signing and shipping.
Should I send the price in advance to speed things up?
Link payments to stages and agree what happens if the sale cannot complete. Speed does not remedy weak evidence.
When is the purchase complete?
After correct registration, settlement of the price and receipt of the file and keys, followed by the agreed handling of utilities and outstanding obligations.
