Buying an apartment in Antalya or Alanya starts with deciding who will use it throughout the year, then choosing a rental model that is legally and financially workable.
Sea views and proximity to the beach can enhance a home, but do not establish occupancy or returns. Nor do provincial visitor numbers equal demand for your apartment: many visitors stay in hotels or travel elsewhere. This practical 2026 guide compares year-round housing with seasonal holiday letting, including complex charges, furnishing and management costs. Every nightly rate, rent and expense in the example is hypothetical, rather than a verified Antalya or Alanya market price.

Choose the use before the neighbourhood
A family home, a long-term residential rental and a property hosting short-stay guests have different requirements. The first needs schools, services and transport throughout the year; the second needs a tenant who can afford rent and service charges; the third needs licensing, furnishing, cleaning and repeated check-ins and check-outs. Combining them in a single forecast can make the budget look stronger than reality. If you plan to use the apartment yourself in summer, deduct those nights from rental availability. If you choose a long-term tenancy, do not assume you can immediately recover the property for a holiday: review the contract and applicable law before committing. Set a clear priority: income, personal use or a mix with defined dates. Assess each property against that priority rather than changing the purpose to justify an appealing listing. Luxury furniture does not resolve conflicting uses.
Antalya and Alanya are distinct locations
Antalya is an urban centre where Konyaaltı, central areas, Kepez and other neighbourhoods differ in access, services and building types. Alanya offers locations ranging from the centre to surrounding neighbourhoods such as Kestel; an address 'in Alanya' does not mean your daily destination is close. Identify the workplace, campus or intended destination by its actual address, then test the journey from the property.Official websites place Akdeniz University in Konyaaltı and Alanya Alaaddin Keykubat University in Kestel. These provide starting points for checking study-related needs and services; neither establishes a particular rent or guaranteed demand. Confirm the location of the student's actual faculty, since a university may have several sites. Check shops, pharmacies, healthcare and return transport in winter. Distance from the sea on a map does not explain everyday living conditions for a permanent tenant.
Compare the two income models separately
| Comparison | Long-term residential letting | Holiday letting |
|---|---|---|
| Revenue | Contractual rent and collection risk | Nights sold at the achieved rate after discounts |
| Operations | Handover, maintenance and tenancy administration | Bookings, cleaning, guests and recurring service |
| Furnishing | As agreed between the parties | Inventory, suitable equipment and replacement costs |
| Regulation | Residential tenancy rules | Licensing and operating requirements |
| Vacancy | Between tenants or following payment problems | Days and weeks within each season |
Check licensing before projecting holiday rental income
The Ministry of Culture and Tourism states that residential lettings for any purpose for one hundred days or less per agreement require a tourism rental permit. Applications go through e-Devlet, with requirements varying by property and ownership type. The ordinary route for an apartment in a multi-unit building requires unanimous approval from all unit owners in the building; special categories have separate procedures and requirements that need checking. An agent's assurance that 'all the neighbours do it' is insufficient. Request the property's permit status, required resolution, management plan and supporting documents, and verify them with the competent authority before buying for this purpose. The ministry also requires the permit number in advertisements, guest identity reporting, a plaque at the entrance and compliance with safety requirements. Do not include holiday rental income unless the property's regulatory eligibility is established, or treat a nominally longer contract as a reliable way around the rules. Obtain case-specific advice for complex arrangements.
Test transport and services in winter too
Antalya's official transport operator, Antalya Ulaşım, provides Antray and transport card services. Use operator and municipal information for the apartment's actual route rather than relying on a map distance or an unbuilt project. Do not assume every Antalya or Alanya neighbourhood has nearby rail access: some properties depend on buses or a car, and the final part of the journey matters.Walk from the entrance to an actual stop and record waiting, transfers, safety and lighting. Test the return journey after work or classes, and access to shops open year-round. For a permanent tenant, parking, a convenient entrance and a reliable lift may matter more than a view they seldom use. For guests, provide clear arrival, key and emergency instructions. Without a nearby manager, a minor air-conditioning or lock fault can become a larger expense and a poorer guest experience.

Budget for the building, climate and furnishings
Check air conditioning, energy consumption, insulation, ventilation, leaks and drainage. Proximity to the sea makes exterior corrosion and maintenance worth investigating, but does not prove every building has a problem. Arrange an appropriate inspection rather than making a broad estimate. If the complex has a pool, gardens and security, read the budget and establish which services operate in winter and which may require special assessments.| Item | How to verify it | How to budget for it |
|---|---|---|
| Complex charges | Budget, meeting minutes and a written statement | A fixed obligation during vacancy |
| Air conditioning and appliances | Testing, invoices and approximate age | Running costs and a replacement reserve |
| Damp and leaks | Viewing and inspection after rain, where possible | Repairs before letting |
| Furniture and linen | Inventory, photographs and condition | Depreciation, cleaning and damage replacement |
| Rental management | A contract defining commission and services | Revenue-based or fixed costs |
A hypothetical summer and winter model
Assume a licensed, furnished property with a manager available throughout the year. The year is divided into three periods for illustration only; the seasons and nights sold are not market data. The nightly rate is the achieved amount before commission and after discounts, rather than the highest price advertised on a booking platform.| Hypothetical period | Available nights | Nights sold | Nightly rate | Revenue in TRY |
|---|---|---|---|---|
| Summer | 120 | 80 | 2,500 | 200,000 |
| Shoulder season | 120 | 60 | 1,800 | 108,000 |
| Winter | 125 | 25 | 1,200 | 30,000 |
| Total | 365 | 165 | Varies | 338,000 |
What remains after operating costs?
In the same model, assume combined platform and management commission of 15% of revenue, or TRY 50,700; cleaning and linen of 28,000; utilities of 24,000; complex charges of 30,000; maintenance and reserves of 18,000; and insurance and administration of 12,000. Total costs are 162,700, leaving 175,300 before income tax and financing. The commission rate and individual expenses are assumptions. Read the management contract, since some services may already be included in the commission.| Hypothetical comparison | Holiday letting | Long-term residential letting |
|---|---|---|
| Revenue collected | 338,000 | 319,000: 29,000 × 11 months |
| Owner's expenses | 162,700 | Assumed expenses of 55,000 |
| Net income before income tax and financing | 175,300 | 264,000 |
Test a weak year and an alternative plan
If summer nights sold fall from eighty to forty at the same rate, revenue falls by TRY 100,000. Assumed commission falls by 15,000, so net income falls by 85,000 if other expenses stay fixed, leaving 90,300 before tax and financing. This is a conservative test because cleaning may also fall; recalculate it by the number of stays, rather than nights alone. If only the twenty-five winter nights disappear, revenue falls by 30,000 and commission by 4,500, reducing net income to 149,800 with other expenses unchanged. Include possible downtime for repairs or a delayed permit, rather than presenting uninterrupted operation as normal. Switching to a long-term tenancy requires checking the market, furnishings and legal rules; it does not guarantee replacement income the next day. Keep enough liquidity to cover fixed obligations during the transition.
Choosing a rental manager
Request a contract defining the commission basis: revenue before or after platform fees, and the treatment of cancellations, discounts and refunds. Set a spending limit the manager may approve without consulting you, transfer dates, key and furniture inventories, and responsibility for reporting and follow-up. If electricity or cleaning is included in their commission, avoid counting it twice.Confirm who controls the listing account, reviews and photographs, and whether they can be transferred when management ends. Request a monthly report of available and sold nights, achieved rates, expenses and invoices. Do not treat a verbal rent guarantee as assured income: assess the guarantor's capacity, termination conditions and exclusions. Strong reviews do not make up for missing documents; compliance and maintenance come before marketing. Clear accounts and understandable exit terms are more useful than an undocumented promise of a fixed return.

Decision checklist and common mistakes
- Define your personal use and deduct those days from the rental plan.
- Inspect the property and everyday services outside the holiday period.
- Verify holiday letting eligibility, permits and approvals before counting its income.
- Review title, occupancy documentation, the management plan, charges and upcoming maintenance.
- Request documented receipts and distinguish visitor numbers from the apartment's bookings.
- Calculate the full year, including commissions, cleaning, furnishings, vacancy and taxes.
- Test a weaker summer, no winter bookings and a written exit plan.
- Agree on the manager's responsibilities, reporting, spending and contract termination.

Frequently asked questions
Is Alanya a better investment location than Antalya?Compare two specific properties and intended uses. Work and study routes, the complex, licensing and annual costs matter more than choosing a city name first.
Will a sea-view apartment let throughout the year?
There is no guarantee. Investigate demand for the particular property and a rate tenants or guests will accept after costs; a view is not a substitute for evidence.
Can I start short-term letting and apply for a permit later?
Base the plan on meeting the requirements and obtaining the necessary permit before operating. A listing on a well-known platform does not establish that the activity is authorised.
Is long-term letting best for an owner living elsewhere?
It may be simpler operationally, but still needs a contract, rent collection and maintenance oversight. Decide using realistic net income and your ability to manage risk, while retaining a reserve for payment problems or repairs.
