Before paying a deposit: understand who is advertising and under what authority A practical guide for owners, buyers and tenants — based on official information available on 16 October 2026
Residential buildings in Istanbul — a general illustrative photo, not an EİDS-verified property advertisement.
A property advertisement can look convincing: attractive photographs, an appealing price, an agency name and a “verified” label. The first question remains whether that person or business is entitled to advertise this particular property. The Electronic Advertisement Verification System, EİDS, helps verify the advertiser’s identity and relationship to the property or the authorization given to a real-estate business. Understanding that function prevents a screenshot of a badge or a WhatsApp message from replacing an actual verification process.
This guide separates four matters that are often confused: the advertiser’s identity, their role in the listing, the agency’s licence and the soundness of the property transaction itself. It provides a route for an owner authorizing an agency, checks for a buyer or tenant, an explanation of cancellation, and examples of situations requiring follow-up before paying money. The photographs are illustrative and do not represent a verified listing or a particular transaction.
What does EİDS actually do?
EİDS is the Ministry of Trade’s system for verifying an advertiser’s identity and authority to publish a listing. For an individual advertisement, the advertiser’s relationship to the owner is checked under the specified categories; for an agency advertisement, authorization is checked against the particular property. Its role should therefore neither be reduced to “checking no ownership relationship at all” nor expanded into a comprehensive legal report on the property.
Checking the advertiser’s relationship to the register does not by itself resolve mortgages, attachments, usufruct rights, building and permitted-use issues, fair value or a person’s authority to conclude a sale. Permission to advertise also does not transfer ownership. Treat verification as one step in the due-diligence file, then complete title, document, contract and payment checks appropriate to the transaction.
Do not confuse EİDS with WebTapu. The official questions and answers separate advertisement verification from title-deed transactions and state that the listing price is not entered into the EİDS procedure. A high or low price still requires independent comparison and valuation, even when the advertisement is verified.

Establish your role before choosing a route
The Ministry’s instructions identify the owner, the owner’s spouse and first- and second-degree blood relatives for individual advertisements, listing parents, children, grandparents, grandchildren and siblings. Do not expand that list to every relative, friend or relationship by marriage. A family relationship does not make every procedure available in the owner’s name.
An important practical distinction is that a spouse or specified relative may publish an individual listing within the permitted category, while the official FAQ states that authorization of an agency is performed by the property owner. Do not ask a relative to use your account or share login details so that the action appears to come from you.
A separate service exists for a legal person, such as a company, with Tüzel Kişi in its name. The individual route is not a universal procedure for companies; the representative’s status and authority must be checked in the appropriate service.

Prepare a small file before signing in
Start with details that can be reconciled: the owner’s identity and role, the property number, taşınmaz numarası, the business you intend to authorize and its licence number, yetki belgesi numarası, and the expiry date you wish to select. The property number and agency licence number are different identifiers; a commercial website’s advertisement number is not automatically a substitute for either.
The Ministry’s instructions describe finding the property number through Tapu Bilgileri Sorgulama and then Taşınmaz Bilgileri, or on a newer title deed. If the expected property does not appear, check identity, ownership and register consistency before repeating the attempt or choosing a similarly named property.
Agree with the agency on the particular property, the purpose of the advertisement and contact details. Keep a record of the business name, licence number, property, period and relevant contract. There is no need to send the agency your e-Devlet password, login code or an unnecessary image of your entire account.
The owner’s steps for authorizing an agency
Open the official e-Devlet portal yourself and search for the service’s current displayed name: EİDS Taşınmaz İlanı Yayınlama İzni İşlemleri, meaning property-advertisement publication-permission procedures. Older instructions may use a name containing Yetkilendirme; the displayed service name is more useful than an old screenshot of a button’s position. Companies have a separate page whose name includes Tüzel Kişi.
After authenticating, follow the service’s process for your situation. The Ministry’s instructions describe selecting the intended property, entering the real-estate business’s licence number, choosing the authorization’s expiry date and saving the procedure. Check the business licence number and name with the agency you are dealing with, rather than accepting a number merely because someone sent it in a message.
The instructions state that the selected authorization period must be at least three months. This is a minimum for selecting the period, rather than a statement that cancellation is prohibited during those three months. Choose a period appropriate to the marketing plan and review the date before saving; do not assume an upper limit or permanent option just because someone mentions one.
After completing the procedure, review the property, business and period details and check the outcome as the service presents it. If a business name is displayed, match it to the intended agency, and retain an appropriate reference without exposing excessive information. If the result differs, a message sent to the agency is not proof that the correct authorization was completed. These steps follow published official instructions; internal button names and positions may differ in the authenticated service.
How do you check an agency before giving permission?
Ask for the business name and real-estate trade licence number, then consult the TTBS service titled Taşınmaz Ticareti Yetki Belgesi Sorgulama. Its public page permits searches using details such as licence number, business name and province. The match must be to the entity appearing in the authorization and contract, rather than a similar name or a licence image belonging to another branch or business.
Separate three files: the business licence, authorization to advertise your property, and the brokerage agreement or documents concerning viewings, sale or rental. The Ministry explains that EİDS permission does not replace the required agreements and documents. Read the scope, commission, duration and termination terms in the relevant contract; do not infer exclusivity or a commission amount from authorization alone.
For day-to-day operation, agree who updates price, photographs and availability, who follows up viewing requests, and how an error will be corrected. Permission to publish does not make every description automatically accurate. Request the final advertisement or its link and review it yourself before relying on it in negotiations.
A buyer’s or tenant’s listing-checking process
Start from the advertisement’s link within the platform on which it appears, rather than a cropped badge image or forwarded message. Review the advertiser or agency identity, the verification feature available within the platform, the described property and contact details. Do not assume a particular badge colour is standardized across websites, or that writing “EİDS” on an image proves platform verification occurred.
For an agency advertisement, reconcile business and licence details with the official channel, then clarify the agency’s role in advertising that particular property. For an individual advertisement, establish whether the advertiser is the owner or a category allowed by the instructions. The relationship permitting an advertisement does not mean the same person can properly sign the sale contract or receive money in every situation.
Next examine the offer itself: location, unit, area, permitted use, photographs, price and availability. A mismatch in unit number, business identity or property description requires an explanation and proportionate documentation before proceeding. Do not resolve a contradiction by ignoring it because the listing carries a verification feature.
Before paying a deposit or committing, complete checks of the title, restrictions, the contracting party’s authority and a documented payment method. Do not transfer money to a person whose role remains unresolved or an account whose relationship to the transaction is unclear. EİDS assists at the advertisement stage; money and contract decisions require a wider verification file.

Instagram, Facebook and WhatsApp advertisements
The Ministry of Trade’s statement of 13 June 2026 confirmed that verification covers electronic advertisements on Instagram, Facebook and WhatsApp. Moving from a listing website to a private conversation is therefore no reason to abandon checks or accept a different account of the owner and agency.
The statement’s express instruction to real-estate agencies and vehicle dealerships is to share only the link to an EİDS-verified advertisement and not make other posts of an advertising nature on those platforms. This matters in property marketing: publishing property photographs with a price and telephone number is not automatically a substitute for the verified link.
As a reader, request access to the verified advertisement within its platform and inspect it there. Keep the link, viewing date and specific discrepancy if follow-up is needed, while masking unnecessary personal information. The instruction to businesses should not be generalized to every non-advertising personal post; the subject here is a property advertisement and the capacity in which it is published.
Duration, extension and cancellation: separate permission from the listing
Review the period when creating permission and set a reminder to check it before expiry. The instructions give a minimum selected period of three months, and the official FAQ describes extending it for at least three months. This does not mean the contractual relationship with the agency automatically has identical terms in every respect.
The official FAQ describes cancellation through İptal Et and extension through Süreyi Uzat. Use the names to understand the functions rather than as a promise that a button occupies the same position in every version of the service. Check the property and business details before acting so that you do not cancel another permission or extend an unintended authorization.
The key detail is that the official FAQ states cancellation does not immediately remove an already published advertisement; it prevents entering a new advertisement or renewing the listing at the end of its publication period. If you also want marketing to stop, follow up the listing’s status with the agency and platform, record the appropriate correction or removal request, and check what remains publicly visible.
This guide does not assume that expiry of the authorization date instantly erases every existing advertisement. Check authorization status and listing status separately. Nor does cancelling EİDS permission alone determine whether a commission or contract has ended: review the separate agreement and the obligations accepted with the agency.

Companies, co-ownership, powers of attorney and foreign-owner cases
For co-owned property, the official FAQ says authorization by one co-owner is sufficient to publish the advertisement. Do not turn that advertising rule into authority to sell the entire property or represent the other co-owners in transferring their interests. Record the person’s capacity and the proportion or nature of their interest in the transaction file, then check the required sale approvals and powers independently.
For powers of attorney, the official FAQ distinguishes the personal EİDS procedure and states that a person acting under a power of attorney does not publish or authorize in the owner’s name in that capacity. This is a limit on the specified procedure, rather than a general finding that property powers of attorney or sales conducted through an authorized representative are invalid. If you manage a property from outside Türkiye, separate the transaction’s power-of-attorney arrangements from completion of advertisement permission, and ask the competent service about your situation.
A corporate owner has the legal-person route. Prepare the entity and representative’s details instead of treating the property as personally owned by an employee. Where inheritance, name differences or an unexpected register result is involved, do not use a relative’s identity to bypass the mismatch; first identify the document or capacity requiring correction.
A foreign owner who cannot sign in or whose details do not appear should not assume a general EİDS exemption or follow an old “I have no title deed” procedure merely because login fails. Some older official questions address special cases, but applying them to a present situation requires confirmation from the e-Devlet service, Ministry of Trade or competent provincial directorate. Explain the problem and appropriate request reference without sending a password or verification code.
If the process fails, diagnose it before repeating it
An error may concern the identifier, business or capacity, or involve access to the service or synchronization with the listing platform. A “not verified” message alone does not establish the cause. Record the displayed message, stage, intended property and business, then check the particular element rather than repeating the procedure with different addresses and numbers.
Useful communication describes the issue: “The business name differs from the agency I agreed with” or “Permission appears but the listing cannot be renewed,” rather than simply “The system does not work.” Use platform support for display and publication issues and the official channel for capacity or service issues. Avoid sending complete documents where fewer details explain the problem.
Problem
What should you check?
Practical next step
The property is not shown
Owner identity, capacity, register and correct service
Establish the mismatch with the competent channel before creating permission for another property
The business name differs
Licence number, name, province and contract details
Reconcile TTBS and request the correct identifier from the business
Permission appears but the listing is unverified
Property, business, status, period and platform
Collect the message and reference and contact platform support; do not create a misleading substitute listing
The agency requests your password
Your personal permission process versus the business’s work
Complete the procedure yourself without sharing a password or login code
Permission was cancelled but the advertisement remains
Authorization and published-listing status are separate
Follow up with the agency and platform, request the appropriate action and check the public page
Foreign access, power of attorney or corporate route is unclear
Current capacity and service rather than an old forwarded exception
Confirm the route for the particular situation through the official channel
Three practical examples of verification limits
First example: an agency sends a licence image and requests a deposit before providing the advertisement’s link. The licence may be genuine, but it does not alone establish permission to advertise the particular property or authority to receive a deposit. Request the link, business details, the party’s capacity and the intended property, then complete transaction and payment checks. Comparing a logo image is not a substitute.
Second example: a busy owner asks a sibling to authorize the agency. The instructions include siblings among the categories for individual advertisements, but the official FAQ separates this from agency authorization, which the owner performs. Giving the sibling the password is not the solution; check the owner’s correct route, or the official channel if a special situation prevents the procedure.
Third example: an owner cancels permission and expects the apartment photographs to disappear from the platform immediately. The existing advertisement may remain under the official FAQ’s cancellation explanation. The owner follows up authorization status, requests action on the listing from the agency and platform, and checks the public outcome. The separate agreement must also be addressed if the brokerage relationship is to end.
Final questions and a checklist before proceeding
Does a verified listing mean the property has no mortgage? Do not infer that from an advertisement alone. Obtain checks of the restrictions, rights and documents relevant to the transaction. Verifying an advertiser or listing authorization is narrower than a complete title file.
Are the licence and authorization the same thing? No. The licence concerns the real-estate business, while permission concerns advertising a particular property. Check both for an agency advertisement, then examine the contract and transaction parties’ powers.
Must I wait three months before cancelling? The published minimum for selecting a permission period does not mean cancellation is prohibited during it. Check the cancellation function, listing status and separate contract rather than confusing those files.
Does the badge mean the advertised price is approved? No. The official FAQ states that price is not entered in the EİDS procedure. Compare appropriate properties and independently examine the unit’s condition and costs.
What should I request if the listing remains suspicious? The original advertisement link, advertiser identity or business name and licence number, an explanation of the specific inconsistency, and documentation proportionate to the stage. If the basis remains unclear, pause financial commitment until checks are complete and follow up through the platform or appropriate official channel.
Before proceeding, confirm each item: you understand the advertiser’s role; you reconciled the agency and licence where relevant; you inspected the property listing within its platform; you understand permission limits, duration and cancellation; you separated advertising from a sale power of attorney and brokerage agreement; and you identified the necessary title, restriction and payment checks. If an essential item remains unresolved, make resolving it the next step rather than moving directly to a deposit.
