🏙️ Istanbul Finance Center: more than a group of towers

İstanbul Finans Merkezi (İFM) is one of the major developments reshaping Istanbul’s Asian side. Its aim extends beyond modern bank headquarters to a district combining financial institutions, fintech businesses, professional services, restaurants and public spaces.

Parts began operating in 2023. That does not mean every building, service and transport link was complete at the opening. The source’s August 2026 overview describes occupation and facility openings as a continuing, phased process.

📍 Where is it?

The centre is in Ataşehir on the Asian side, near the Ümraniye boundary and connections to the D100 and TEM. It establishes a business location beyond the traditional European-side financial districts of Levent and Maslak.

The Türkiye Wealth Fund’s property portfolio gives approximately 1.3 million m² of usable space, making this a substantial business district rather than a conventional office complex.

🏦 What operates there?

The centre accommodates bank and financial-institution headquarters and offices, including major public banks. It also seeks additional occupiers in finance, insurance, consulting and financial technology.

Relocation by regulators and public institutions is gradual and depends on administrative and operating arrangements. The Capital Markets Board’s institutional information, for example, should be consulted rather than assuming every authority moved on opening day.

Istanbul Finance Center and Borsa İstanbul belong to the same financial ecosystem, but they are separate locations.

🌳 A business district with public and green space

The centre’s official FAQ describes a masterplan including:
  • Around 350 commercial units for restaurants, cafés, shops and services.
  • Approximately 180,000 m² of green space.
  • More than 7,000 trees.
  • Around 3.3 km of internal streets and squares.
  • Conference, meeting and social facilities.
Services open in phases. A facility shown in the masterplan should not automatically be treated as fully operational. Check that a particular shop or restaurant is open and confirm its hours before visiting.

🚇 Metro access is a key part of the plan

The most important rail project for the centre is M12 Göztepe–Ataşehir–Ümraniye, with a station serving the development.

It had not begun full commercial passenger operation in August 2026. The municipality’s September 2026 update also described preparations towards opening. Until the operator confirms service, employees and visitors need existing buses, roads and nearby rail lines, with an additional connection for part of the journey.

Once open, M12 should improve access from Kadıköy, Göztepe and Ümraniye and reduce car dependence. It will not remove peak-time congestion overnight, particularly when large numbers of employees arrive or leave together.

🌆 How Ataşehir’s surroundings are changing

The centre shifts some economic activity towards the Asian side through:
  • Additional demand for restaurants, cafés, hotels and office services.
  • Opportunities for businesses serving banks and employees.
  • A stronger role for Ataşehir as a business district as well as a residential area.
  • More movement at office arrival and departure times.
  • Greater interest in homes near stations and transport corridors.
A major project does not guarantee that property prices will rise continually or uniformly. Transport access, building age, structural quality, amenities and congestion all influence individual locations.

💼 Which businesses does it target?

Alongside banks, the intended ecosystem includes:
  • Financial technology (fintech) companies.
  • Insurance and asset management.
  • Participation and Islamic finance.
  • Legal and accounting services.
  • Regional and international service centres.
  • Green and sustainable finance.
Legal and tax incentives apply to eligible activities under specific conditions. Renting an office does not automatically grant every incentive. Businesses need participant status and must meet the requirements of the centre’s law and implementing rules.

🧭 What does it mean for visitors and residents?

For visitors, it is an option for those interested in contemporary architecture and Istanbul’s economy, rather than a replacement for the historic sights.

Residents and investors should follow three developments: M12’s actual start of passenger service, commercial facilities becoming operational, and traffic conditions around Ataşehir. Together they will influence how successfully the complex becomes an active district throughout the day.

✅ The current picture

Istanbul Finance Center already operates, while its wider ecosystem continues to develop. Its long-term success depends on transport connections, further institutional occupation and the opening of commercial and social services, as well as the office towers themselves.
