Shared housing — renting a room in an apartment with other people — can reduce rent and bills for students, single adults and newcomers to Türkiye, particularly in expensive cities.

Choosing well matters. The people, agreement and living arrangements can affect everyday life as much as the room itself.

Editorial clarification — checked on 8 October 2026: A room agreement with the main tenant does not by itself establish the landlord’s consent or satisfy official address requirements. Residential subletting and transferring use require the landlord’s written consent under Article 322. The source’s TRY 3,000 room-rent figure is an illustration, not a current market quotation.

━━━━━━━━━━━━━━━━━━
👥 1. Who might shared housing suit?
━━━━━━━━━━━━━━━━━━
It may suit:

• A student seeking a place near university on a limited budget.
• A single employee in an expensive city such as Istanbul or Antalya.
• A newcomer who cannot yet afford an entire apartment alone.

It may be less suitable for:

• Families.
• People who need a high level of privacy.
• Anyone uncomfortable sharing a kitchen or bathroom.

━━━━━━━━━━━━━━━━━━
🧭 2. Where to look
━━━━━━━━━━━━━━━━━━
Common routes include:

• Student or community groups on Facebook or Telegram.
• University or language-school noticeboards.
• Property-listing sites with rooms to rent.
• Friends and acquaintances.

A recommendation can be useful, but still make your own checks.

Do not decide from photographs alone. Visit the apartment and meet the people you would live with before committing.

━━━━━━━━━━━━━━━━━━
🔍 3. Questions to ask before agreeing
━━━━━━━━━━━━━━━━━━
Be clear and direct:

1) How many people live there?
- Does each person have a room?
- Are beds also being rented in the living room?
- Will occupancy change?

2) How are costs divided?
- Rent.
- Electricity, water, gas and internet.
- Aidat — building or complex service charges.

3) What are the house rules?
- Guests.
- Usual sleeping hours.
- Smoking indoors.
- Pets.

4) What commitment are you making?
- Is the arrangement monthly or for a fixed term?
- Is there a clause demanding an extra month if you leave early?
- What notice is required, and is any proposed charge legally valid for the arrangement?

Do not assume every quoted early-exit charge is automatically enforceable, or that a monthly payment always means a tenancy can be ended immediately.

━━━━━━━━━━━━━━━━━━
🏠 4. Inspect the apartment
━━━━━━━━━━━━━━━━━━
During the visit, check more than the view from the doorway:

• Kitchen and bathroom cleanliness:
- this can indicate everyday standards in the household.

• Furniture:
- bed;
- wardrobe;
- sofa;
- table.

• Damp, cracks or unusual smells:
- especially near the bathroom and kitchen.

• Ventilation and light:
- does the room have a window?
- does it face a noisy street or a quieter area?

• Noise at night:
- traffic;
- cafés;
- music;
- neighbours.

━━━━━━━━━━━━━━━━━━
⚖️ 5. Establish the legal arrangement
━━━━━━━━━━━━━━━━━━
Ask who holds the main tenancy:

• Will you be a named tenant in an agreement with the landlord?
• Will you rent from the main tenant?
• Are you being described as a “guest” despite paying for a room?

Check whether the landlord has agreed to the proposed sharing arrangement. For residential subletting or a transfer of use, written landlord consent is required. A private agreement with the main tenant alone is not a substitute.

Prefer a clear signed agreement or properly agreed addition to the tenancy. Establish:
- who grants you the right to occupy;
- who is responsible for rent and other obligations;
- whether your commitment is limited to a stated share or extends further;
- the deposit and departure arrangements.

If renting from the main tenant, also record:
- the monthly amount;
- notice and exit terms;
- division of bills.

Keep the landlord’s relevant consent with the agreement. Clear documentation helps prevent disputes, but does not guarantee protection from every termination or eviction claim; any action must follow the applicable legal procedure.

━━━━━━━━━━━━━━━━━━
💬 6. Choose compatible housemates
━━━━━━━━━━━━━━━━━━
You are sharing everyday life, not just furniture.

Ask about habits:
• Do people regularly stay up late?
• Are guests present most of the time?
• Is the atmosphere focused on study and work, or frequent parties?

Observe how people interact:
• Does one person dominate decisions?
• Is the apartment very untidy?
• Do residents share responsibility for cleaning?

If the way of life clearly does not suit you on the first visit, take that seriously even if the room looks attractive.

━━━━━━━━━━━━━━━━━━
💰 7. Calculate the full cost
━━━━━━━━━━━━━━━━━━
Look beyond the room rent. The source uses TRY 3,000 as an example only; obtain actual current prices.

Ask what you would pay for:
• Utilities.
• Aidat.
• Shared supplies, such as cleaning products or cooking fuel.

Also ask:
• Is there a deposit, for example one month’s rent?
• Is an agency fee payable?
• What is your agreed share, and what rules apply to the fee and security arrangement?

Compare the total with a small studio of your own. Decide which offers a better balance of cost, privacy and comfort for your circumstances.

━━━━━━━━━━━━━━━━━━
⚠️ 8. Warning signs
━━━━━━━━━━━━━━━━━━
Be cautious if:

• The landlord or main tenant refuses any written record.
• A small apartment is severely overcrowded.
• The kitchen and bathroom are extremely dirty.
• Nobody will address the official address-registration or residence-document arrangements you need.
• There are persistent, evident conflicts involving neighbours or repeated serious disturbances.

Before paying, check with the relevant authority whether the actual arrangement and documents can meet your address or residence-permit requirements. Do not rely on a promise of a fictitious address.

━━━━━━━━━━━━━━━━━━
🎯 9. Before moving your belongings
━━━━━━━━━━━━━━━━━━
1) Record in a clear signed agreement:
- monthly payment;
- payment date;
- share of bills;
- the correct payment method and account.

Ordinary monetary rent payments require bank or PTT documentation. Paying cash directly and keeping only a private receipt does not satisfy that requirement.

2) Ask to inspect the relevant main tenancy and evidence of consent or authority.
- Keep copies only with appropriate permission and protect personal information.

3) Keep your agreement and supporting records.
- WhatsApp correspondence can help record discussions, but should not be treated as a replacement for every required signed agreement or consent.

Shared housing can work well when you take time to ask questions, inspect the property and establish the terms before committing.
