A common budgeting mistake when moving to Türkiye is committing to rent and bills before setting out the full cost.

Use this simple monthly housing budget and replace the blanks with figures for your city, household and income.

Editorial clarification — checked on 8 October 2026: The source’s 30–40% figure is a planning suggestion, not an official affordability rule. For gas, divide the estimated annual total by 12 to obtain a monthly average; dividing an already monthly average by 12 would understate the cost. No current prices are implied by this blank template.

━━━━━━━━━━━━━━━━━━
📦 1. Main housing-budget items
━━━━━━━━━━━━━━━━━━
A monthly housing budget usually includes:

1) Apartment rent.
2) Aidat — building or complex service charges, if applicable.
3) Electricity.
4) Water.
5) Gas, especially for winter heating.
6) Home internet.
7) Transport costs associated with the home’s location.

━━━━━━━━━━━━━━━━━━
🧮 2. Fill-in budget template
━━━━━━━━━━━━━━━━━━
Use this on paper or in a spreadsheet:

• Monthly rent: ........ TRY
• Aidat: ........ TRY
• Electricity, monthly average: ........ TRY
• Water, monthly average: ........ TRY
• Gas, estimated annual total ÷ 12: ........ TRY
• Home internet: ........ TRY
• Travel to and from work or university: ........ TRY

Estimated monthly total = rent + aidat + utilities + transport

Keep one-off moving costs, deposits and setup charges separately, so that you can distinguish the initial amount needed from recurring monthly spending.

━━━━━━━━━━━━━━━━━━
📊 3. Estimate the bills
━━━━━━━━━━━━━━━━━━
• Electricity:
- record two or three months;
- calculate an initial average;
- allow for seasonal use and later tariff changes.

• Water:
- use actual consumption and bills where available;
- do not assume it will remain fixed if household size, usage or tariffs change.

• Gas:
- heating can make winter bills much higher than summer bills;
- estimate a full year, for example:

(Typical winter monthly bill × number of winter months
+ typical summer monthly bill × number of summer months) ÷ 12.

Make sure the months used total 12, or account separately for spring and autumn. This produces a monthly budgeting average, not the amount of every actual bill.

• Internet:
- use the price and conditions of your chosen package;
- check any commitment, introductory price or planned price change.

━━━━━━━━━━━━━━━━━━
🧠 4. Compare the total with income
━━━━━━━━━━━━━━━━━━
The source suggests trying, where practical, to keep housing, utilities and associated transport within 30–40% of monthly income.

Use this as a review prompt rather than a universal limit. Your sustainable amount depends on take-home income, household needs, other commitments and savings.

A high share can leave less room for:
- unexpected expenses;
- saving;
- leisure and other priorities.

━━━━━━━━━━━━━━━━━━
📍 5. Use the budget when choosing an apartment
━━━━━━━━━━━━━━━━━━
Before signing, ask:

1) After rent, aidat, average bills and the transport already included in this template, is enough left for food and other needs?
- Avoid counting the same transport cost twice.

2) What if gas bills rise during winter?
- Can you manage the actual high-bill months as well as the annual average?

3) Does the neighbourhood increase the cost and time of travelling?
- A higher rent nearer work may compare favourably with cheaper rent and expensive daily journeys.

━━━━━━━━━━━━━━━━━━
✏️ 6. Review it every three months
━━━━━━━━━━━━━━━━━━
Do not rely only on the first month’s estimates.

Every three months:
• Add up what you actually paid.
• Update the template.
• Reconsider whether the property remains suitable.

If a move would help, plan the timing around the tenancy’s applicable notice and termination requirements.

━━━━━━━━━━━━━━━━━━
🎯 7. What the template helps you decide
━━━━━━━━━━━━━━━━━━
It shows:
• The full recurring cost of your housing.
• Which item takes the largest share:
- rent;
- utilities;
- transport.

You can then consider:
- another neighbourhood;
- a less expensive internet package, subject to the contract;
- lower gas consumption;
- a more affordable apartment when a lawful move is possible.
