Planning to move to Türkiye or looking for a rental home? This 2025 guide covers housing types, the original guide's price examples, documents and checks before signing a lease.
Editorial update — 8 October 2026: The rent ranges below are unverified examples from the original 2025 guide, not current quotations or verified city averages. Rental payments must be documented through a bank or PTT under the applicable tax rules. Signing a lease, registering your address and obtaining a residence permit are separate procedures.
Types of accommodation
- Furnished flats (eşyalı daire): convenient when you need a home with furniture already provided, including for a temporary stay. Check the permitted rental term and inventory.
- Unfurnished flats (boş daire): may suit a longer stay if you want to provide your own furniture.
- Flats in residential complexes (site daireleri): may include security, cleaning and maintenance services funded through a regular building charge (aidat). Confirm the amount and what it covers.
Rent examples from the original 2025 guide
Rents vary considerably by district, building, condition and tenancy. These monthly figures in Turkish lira are preserved as dated source examples; compare current listings and the actual property's terms before budgeting.| City | One bedroom and a living room (1+1) | Two bedrooms and a living room (2+1) |
|---|---|---|
| İstanbul | TRY 15,000–25,000 | TRY 25,000–40,000 |
| Ankara | TRY 10,000–18,000 | TRY 18,000–30,000 |
| Antalya | TRY 12,000–20,000 | TRY 20,000–35,000 |
| Trabzon | TRY 8,000–15,000 | TRY 15,000–25,000 |
Documents and payment records
- Have your valid passport or applicable identity/residence document ready.
- Provide your foreign identity number (Yabancı Kimlik No) where you have one and it is required.
- Obtain a clear written tenancy agreement. If the text is in Turkish and you do not understand it, arrange reliable translation or professional assistance before signing.
- Keep the security-deposit agreement and payment evidence. The source describes one month's rent as a common example, not a compulsory amount. For residential tenancies covered by Article 342 of the Code of Obligations, contractual security cannot exceed three months' rent; money security is subject to the statutory bank-holding arrangements.
Before signing
- Check the current title information (Tapu) and match the property and flat to the proposed lease.
- Verify the identity and authority of the owner or the representative signing on their behalf.
- Record the electricity, water and gas meter or subscriber details in the lease or handover record.
- View the property and check the documents before paying a reservation amount or deposit. Get written terms and a receipt for any agreed payment.
Making the lease official and recording your address
A paper agreement should accurately identify the parties and property, set out the terms and effective dates, and be signed by the parties. Notarisation is a separate step that may be required for the document's intended administrative use; the current short-term residence checklist asks tenants for a notarised rental-contract copy.Eligible users can create and approve a lease through the Ministry of Treasury and Finance's Kira Sözleşmesi İşlemleri service on e-Devlet. Nüfus does not function as a general lease-registration office. Address registration is a separate declaration, and foreign residents must follow the applicable immigration and civil-registration procedure.
Before relying on a property for a residence application, confirm that the address and your circumstances meet the current immigration requirements. A tenancy agreement does not guarantee registration or a residence permit.
Frequently asked questions
Can foreigners sign a rental agreement in Türkiye?Foreign nationals can rent accommodation, subject to the applicable identification and transaction requirements. Check the documents needed for the lease and separately for address registration or residence permission. Do not assume that every tenancy requires the same combination of passport, permit and foreign identity number.
Do I need a bank account?
Rent receipts and payments for homes and workplaces must be documented through a bank or PTT under Revenue Administration Communiqué No. 328, effective from 17 October 2024. A private cash receipt alone does not satisfy that requirement. Ask the bank or PTT about an appropriate documented payment route if you do not have your own Turkish bank account, and identify the tenancy and payment period clearly.
Can I register accommodation without a tenancy agreement?
It depends on the accommodation arrangement. A tenant must provide the required rental evidence, but an owner, dormitory resident, hotel guest or person staying with a host may have a different accepted document route. Check the current immigration/address requirements for your case rather than assuming every resident needs a lease.
Additional tips
- Keep every rent receipt and bank or PTT payment record.
- Check the authority and credentials of any estate agent you use.
- Sahibinden, Emlakjet and HepsiEmlak can help you find listings, but a listing platform does not verify every claim or guarantee a safe transaction. Check the property and counterparty yourself.
