🏘️ TOKI’s open-sale campaign covering approximately 20,000 homes in 64 provinces had a defined sales window: 15 June to 17 July 2026. Its details remain relevant to existing buyers, but an archived announcement does not mean reservations are still open.

1️⃣ 🗓️ Dates and the meaning of open sale

The detailed sales notice specified 15 June–17 July 2026. Units in this campaign could be selected on a first-come basis without a lottery, with the sale handled by the bank assigned to the project. This does not change allocation rules across every TOKI programme: other schemes may use lotteries or different applicant categories.

“Approximately 20,000 homes” describes the announced campaign stock, not the number available today. It also does not mean every unit had just been built or was ready for immediate handover.

2️⃣ 🏢 Reading a project listing

Listing fieldWhat it identifiesUseful question
Province, district and phaseThe specific project locationWill it work for school, work and transport?
2+1 or 3+1The apartment type in the project listWhat are the net and gross areas in the contract?
Ready or estimated deliveryThe project’s handover statusWhat deadline and delay terms apply?
Bank and KDV/VATThe contracting bank and tax treatmentWhich branch and how much cash are needed?

The overview supports comparison, but the phase, unit number and signed terms matter more than a promotional photograph or approximate map position. A project name alone does not confirm that roads or services are operational.

3️⃣ 💳 The announced payment alternatives

The notice offered three alternatives: a 25% discount for a cash purchase; 50% down with 72 months and an 8% discount; or a total 50% down payment, half at signing and half by 30 June 2027, with 60 months. In the split option, each part represents 25% of the price before contractual adjustments are taken into account.

These were terms for this campaign, not a promise that later sales will use the same discounts. Nor does the initial instalment represent the full future cost: balances and instalments are subject to the contractual adjustment mechanism, alongside taxes and charges.

4️⃣ 🔑 Construction completion is not a sales opening

5️⃣ 📋 For people who already signed

Organise the contract, down-payment receipts and instalment schedule. If you selected split payment, budget for 30 June 2027 rather than relying on the loose phrase “a year later”. Request a statement identifying taxes, commissions and the outstanding balance.

Check handover under the project’s full name. The campaign document provided for 48 months from signing for projects not yet delivered, with separate procedures for ready units. Match those provisions to your project rather than relying on a brief headline saying “ready”.

6️⃣ 🔎 Finding a current opportunity

Start with official TOKI sales announcements. Check the opening and closing dates, project number, assigned bank and latest unit list. Do not transfer money against an old reservation offer merely because a page or intermediary’s message is circulating.

When comparing offers, bring the down payment, adjustable instalments, taxes, management charges and delivery timetable together on one sheet. This lets you compare the full commitment rather than an isolated low monthly figure.
