Documented handover examples
In its 6 October 2026 notice, TOKI reported 154 completed homes in Çıkınağıl, Evren, Ankara, with handover scheduled for 21 September–7 October. Its 8 October notice covered 317 homes in Bahariye, Boğazlıyan, Yozgat, with a 28 September–9 October programme. These announced windows have passed; they are not an open invitation for anyone to collect a home today. If you are a beneficiary who missed the appointed date, contact the project team about your case rather than using another project’s circulating timetable.
Construction, handover and sales
| News wording | What it establishes | What it does not establish alone |
|---|---|---|
| Project construction completed | Completion as reported | A new sale of every unit |
| Key handovers started | A programme for beneficiaries | That every buyer has collected their unit |
| 83,504 homes in nine months | Reported 2026 social-housing output | Your unit’s handover date or condition |
| Ready in a sales list | A classification in a particular list | Identical procedures across every programme |
Match the province, district, neighbourhood and phase. A different neighbourhood name or phase number may refer to a separate development; your contract and unit number are the basis for follow-up.
Receiving the keys to a home
Prepare before the appointment
Keep your identity document, contract, payment receipts and unit-specific handover notice together. Confirm the appointment, office, bank branch and documents required by your project. A single short checklist does not automatically cover every programme. If your contract belongs to the 2026 open-sale campaign, review its KDV/VAT and management-charge provisions. Some obligations are linked to handover or a delivery notice, so delaying attendance does not necessarily postpone all costs.
A practical inspection checklist
| Item | How to record it | Why it matters |
|---|---|---|
| Doors and windows | Test opening and closing; photograph issues | Sealing, locks and safety |
| Water and drainage | Check leaks and flow where possible | Spot problems before moving in |
| Walls and flooring | Clear photographs naming the room | Distinguish existing defects from later wear |
| Electrical fittings | Visual checks and permitted tests | Check specification and safety |
| Keys and meters | Count keys; record meter numbers and readings | Document the starting condition |
This is a practical inspection aid, not a structural safety assessment. Concerns requiring technical expertise should be referred to the appropriate professional team.
Apartment buildings in Istanbul
Record defects, not just conversations
Describe each defect and its location in a handover record or follow-up request, with photographs, inspection date and unit number. Read what you sign and obtain a copy. For unresolved items, ask for the request number, responsible team and next step.Separate defects inside the apartment from shared-area work. A window that will not close differs from an unopened road or a service that has not begun; directing each issue correctly makes follow-up easier.
The first week after collecting the keys
Check arrangements for water, electricity and gas, and understand how to contact the building manager and pay charges. Keep contracts, records and invoices in one folder instead of scattered phone messages. Before booking a move or ordering furniture, confirm actual access and the availability of essential services on the intended moving date. Collecting keys is a major step, but settling in also requires organised payments, service arrangements and recorded defects.
