🏡 A neighbourhood’s quality is measured by what residents can use every day: a suitable home, practical access, operating services and well-managed shared spaces. Calling a development modern does not establish readiness or prove that every apartment has smart-city technology.

1️⃣ 🏘️ What TOKI reported in 2026

In its 9 October statement, TOKI reported 83,504 social homes completed in 58 cities during the first nine months of 2026. The developments described used a low-rise approach, with social facilities and spaces for exercise, walking and children’s play.

This explains a neighbourhood planning approach. A specific project’s features still need to be checked in its documents and on site. The summary does not establish automated lighting, smart water systems or a guaranteed reduction in every household’s bills.

2️⃣ 📊 Turn a feature into a practical question

Service or featureWhat to checkWhy it matters
Gardens and play areasLocation, safety, shade and maintenanceEveryday family use
School or health centreWhether it operates and is accessibleDaily needs without excessive travel
Walking and cycling routesContinuity and separation from trafficSafe movement within the neighbourhood
ParkingCapacity, allocation and accessConvenience and congestion
Shared facilitiesManagement and maintenance costsMonthly expense and operating quality

Test the journey rather than relying on “nearby”. The walk to school with a child or wheelchair user can differ substantially from a straight-line distance.

3️⃣ 🌳 Examples that make the description concrete

Handover notices for 154 homes in Çıkınağıl, Evren, Ankara, and 317 homes in Bahariye, Boğazlıyan, Yozgat, described open parking, green and rest areas, sports facilities and children’s playgrounds. These are specific examples, not proof that every development has identical facilities or capacity.

At another project, ask which amenities are complete and which remain planned, then compare that with your moving date. Photographs of a similar-looking estate or an announcement from another province cannot replace a site visit.

4️⃣ 🔍 Check the home and its surroundings

Area of assessmentInformation to obtainPurpose

AccessEntrances, lifts, ramps and routesPractical movement for children and older residents

5️⃣ 💡 Efficiency needs evidence

When comparing apartments, record sunlight, ventilation, insulation, heating, fittings and the family’s expected use. Ask for available technical documents. Do not assume a particular saving without evidence that can be checked.

A recent construction date does not, by itself, establish structural safety. TOKI’s description of construction systems in its projects does not replace the project documents or technical assessment of a specific concern. The aim is to distinguish verified information from an attractive impression.

6️⃣ 👨‍👩‍👧‍👦 Choose for daily life

Write down three family priorities—for example schooling, work and accessibility—then compare developments against those needs and the full monthly cost. A pleasant estate that adds a long commute or high management charges still has trade-offs alongside its purchase price.

After moving, learn the management contact channels and how to report defects. Housing quality continues after construction: maintenance, service delivery and responsible use of shared facilities sustain its value to residents.
