Keep the sales method in context
The 2026 direct-sale campaign without a lottery specified 15 June–17 July 2026, through Ziraat Bank and Halkbank. That announced window has ended; a new purchase needs a separate active notice.Existing buyers continue with the bank that handled their contract. “Without a lottery” described unit selection in that campaign. It did not remove eligibility conditions or complete ownership merely because someone enquired or made an undocumented payment.
From listing to contract
| Stage | What to check | What to retain |
|---|---|---|
| Select a project | Phase, unit number and assigned bank | Notice and unit list |
| Bank enquiry | Availability, price and payment method | Written offer or statement |
| Down payment | Collection account and payment reference | Receipt identifying you and the project |
| Sign the contract | Adjustments, handover, taxes and rights | Complete signed copy |
| Follow-up | Instalment dates and delivery status | Payment statements and correspondence |
Do not rely solely on a development’s general marketing name. Two projects in the same neighbourhood can differ in phase, bank, tax treatment and readiness. Match the unit number across the documents.

Understanding the bank commission
The 2026 campaign document specified 0.5% commission on the down payment, plus BSMV at 5% of that commission. In this example, the tax is charged on the commission, not at 5% of the apartment price. The document also provided for commission and its tax to be collected with instalments. For a TRY 1,000,000 down payment, the arithmetic gives TRY 5,000 commission and TRY 250 BSMV, or TRY 5,250 for this charge. This excludes apartment VAT, title expenses and other items. It illustrates the referenced document rather than a permanent tariff for every TOKI sale.
Keep the cost categories separate
| Cost | Why it varies | Question to ask |
|---|---|---|
| Down payment | Unit price and payment option | How much is due, and when? |
| Bank commission and BSMV | The contractual calculation base | What is charged at signing and with instalments? |
| KDV/VAT | Project tax status and payment method | What amount and collection schedule apply? |
| Instalments and balance | Periodic adjustment mechanism | Which index and first adjustment date? |
| Building management charges | Operating and shared-facility costs | When do charges start, and what is the expected amount? |

Read these points before signing
The 2026 campaign included a 14-day withdrawal right from signing, as well as separate provisions on withdrawal and transfer. If you intend to exercise a right, check the contract and required procedure with the bank; an undocumented telephone call should not be assumed to complete it.
Keeping the purchase on track
Monitor account statements and due dates, retaining a reference for every transfer. If the amount changes, ask for a breakdown of principal, adjustment, commission and tax before treating it as a new instalment figure. For ready projects, the campaign document called for VAT invoicing through the project branch before collecting the unit on site. For unfinished projects, follow your unit’s specific handover notice. A request to pay a personal account is not validated by a TOKI or bank logo: confirm the recipient, documentation and account directly with the bank.
