If you are considering property in Türkiye as a home or investment, this guide provides a practical overview of choosing a city and neighbourhood, budgeting for costs and taxes, completing the purchase and reducing risk.
Define your objective before searching
Ask whether you want:
- A permanent family home.
- A holiday home or seasonal retreat.
- Income from monthly or tourist letting.
- A long-term holding with potential capital appreciation.
Your objective affects the city, neighbourhood, property type, budget and financial assessment.
Choose one primary objective. Assess possible residence, citizenship or supplementary rental benefits separately rather than assuming they are automatic.
Cities and areas to compare
Istanbul
- European-side areas include Başakşehir, Bahçeşehir, Kayaşehir, Beylikdüzü, Kağıthane and Maslak.
- Central or historic locations include Fatih, Taksim, Şişli and Beyoğlu.
- Asian-side residential areas include Üsküdar, Kadıköy, Ümraniye, Ataşehir, Kartal and Maltepe.
- A large and diverse market with employment, universities, hospitals and extensive public transport.
- Rental and resale prospects vary significantly by district, building and price.
Antalya and Alanya
- Coastal locations that may suit a holiday home or lawful seasonal letting.
- Areas considered include Konyaaltı, Lara, Kepez and neighbourhoods near beaches or tram services.
- International demand includes European, Russian and Arab visitors and buyers.
Trabzon, Rize and Ordu
- May appeal to buyers seeking Black Sea scenery, sea or mountain views and a seasonal home.
- Tourist investment needs a realistic assessment of summer demand and quieter periods.
Ankara, İzmir and Bursa
- Large urban markets serving families and public- and private-sector workers.
- Compare individual neighbourhoods for long-term living rather than assuming one city-wide price or lifestyle.
Practical location checks:
- Access to metro, Metrobüs or tram where available.
- Hospitals, schools, shops and other services.
- Planned development and the quality of the surrounding built environment.
Property types
Apartment in a residential complex, or site/residence
- May offer security, cameras, parking, a pool, gym and gardens.
- Shared facilities can mean higher monthly charges.
Apartment in a conventional building
- May have a lower price and service charges.
- Usually offers fewer shared facilities or security services.
Detached villa or villa development
- May suit a larger family or a buyer wanting a garden and pool.
- Options can be found around Asian Istanbul, Yalova, Bursa, Antalya and Trabzon.
Commercial property
- A shop or office requires analysis of footfall, permitted use and business licensing.
- A good location may support an attractive return, but vacancy and commercial risks need specialist assessment.
Agricultural or development land
- Requires particularly careful checks of zoning, building rights and municipal plans.
Budget for the full cost
Include:
Illustration:
- Apartment price: US$150,000.
- An illustrative budget allows roughly 5–8% for transfer, valuation, notarial and first-year complex costs. Treat this as an illustration, not a fixed fee allowance. Calculate each actual charge and add insurance, furnishings or repairs as needed.
The purchase process
- Maps, videos and residents’ experiences can inform initial research. Inspect the location before making the final decision where possible.
- Compare several developments or homes.
- Do not rely on photographs and videos alone or stay with an agency that does not meet your needs.
- Follow the appropriate tax authority procedure for banking and land registry requirements.
- Confirm account requirements and the applicable process for transferring purchase funds.
- Retain transfer records for legal and tax purposes.
- An ordinary purchase outside the citizenship route does not require a valuation merely because the buyer is foreign. Check the requirements of any citizenship, financing or associated procedure.
- A report can assess market value and relevant property and title information.
- Have an independent lawyer check the title, permits and required legal form before signing or paying.
- Record the final price, payment method, instalment schedule, handover date and included parking, storage, finishes or appliances.
- Obtain a translation you understand, such as Arabic or English.
- Arrange the official appointment.
- Attend personally or through an authorised representative with an acceptable power of attorney.
- Complete the foreign-exchange purchase certificate (DAB) where its requirements apply, and obtain DASK before transferring a covered dwelling. Pay the applicable charges and complete formal signing and registration: ownership passes through land-registry registration. Coordinate release of the price with registration; a bank-transfer receipt alone does not secure ownership.
- Open or transfer electricity, water, gas and internet services.
- Complete address registration if required for residence.
- If letting, use appropriate contracts and comply with the applicable requirements.
Common risks and safeguards
Avoid:
- Signing anything you do not fully understand.
- Under-declaring the price to reduce charges.
- Accepting ‘once-in-a-lifetime’ offers without verification.
- Buying off-plan without a reliable assessment of the developer’s record and completed projects.
Use established, verifiable businesses and an independent lawyer or adviser. Seek authentic experiences of the project rather than relying on potentially paid comments.
Does property investment in Türkiye suit your plans?
It may warrant consideration if you want overseas diversification, a home in a predominantly Muslim country with cultural familiarity, or a medium-term rental investment—and can accept currency movements and regulatory changes.
It may be unsuitable if you expect an immediate profit, cannot tolerate market movements or construction delays, or are unwilling to meet another country’s tax, municipal and letting obligations.
A sound decision starts with a clear objective, careful location research, a complete budget, reliable professionals and a thorough understanding of every document before signing.

Practical comparison and verification table
| Decision stage | What to verify |
|---|---|
| Before a deposit | Title, encumbrances and permits with an independent lawyer |
| Before title transfer | Applicable valuation, DAB and DASK requirements |
| Before estimating returns | Comparable rent, vacancy, complex charges and taxes |
| After registration | Handover, utilities, management and lawful contracts |
